Warmington Homes - Vantage of Palo Alto

Warmington's Vantage neighborhood in Palo Alto recently became the Bay Area's largest full-solar development. Each of the neighborhood's 76 townhomes has its own two-kilowatt solar electric system as standard feature. They are so efficient that homeowners could potentially see negative power bills.

Green has long been the Warmington group's signature color and those who know and do business with the company easily recognize what has been coined, "Warmington Green." However, Warmington's association with green has continued to evolve and is now more likely to be associated with its efforts to become leaders in embracing green technology and standards that contribute to new homes being more energy-efficient and eco-friendly.

With advances in technology and increased awareness of the benefits of more energy-efficient homes, the company is finding that homebuyers are increasingly eager to embrace a wide variety of green building practices and Warmington is pleased to respond. In fact, at Vantage, with the support of city of Palo Alto, the company believed that this was a superb opportunity to put into place, on a large scale, all the best green building practices and features that it had been evaluating for several years.

In doing so, Vantage recently became the Bay Area's largest full-solar development, a distinction that was garnered by the inclusion of a two-kilowatt solar electric system, also known as photovoltaic panels, as a standard feature on each of its 76 townhomes. Additionally, the homes at Vantage include approximately 20 green and energy-efficient features like motion controlled lighting, tank-less on demand water heaters, dual-flush toilets, recycled construction materials and drought-resistant landscaping, among others. The progressive design of Vantage is setting a new building standard in Palo Alto, where city leaders have said that this approach "raised the bar for future development."

The end result has been very impressive. The homes at Vantage were judged by Green Points, a rating system developed by Alameda County (www.greenpointrated.org). A score of 50 is the minimum requirement and Vantage received a 110 total points, far exceeding the "Gold Level Status."

"Overall, we are very proud of what we have been able to achieve at Vantage," explained Mark Rowson, President of Warmington's Northern California Division. "Not only were we able to very successfully integrate this wide variety of sustainable features into the homes at Vantage but also were able to do so in a way that appealed to buyers."

The sales success of Vantage provides the type of positive buyer feedback that the company requires in order to continue to offer new and alternative features in the homes it builds.
